EFG Data Platform at Realcomm 2026: A Walkthrough of What We Demoed

We demo'd the EFG Data Platform at Realcomm.
Here's exactly what we showed.

We sat down with prospects in San Diego and walked through two live workflows. The demo video is now public. Here's a breakdown of what's in it.

We had a demo on a tablet and some good conversations with property management teams dealing with the same things our existing clients were dealing with before the EFG Data Platform: reporting ceilings in AppFolio, manual trial balance reformatting every period, and conversion work that takes hours because there's no automated path between systems.

The demo video above covers two live workflows. Here's a walkthrough of what's in each one.

Part One
Custom API Reports: an EFG Rent Roll, built and delivered live.

The first half shows the Custom API Reports module. It connects to AppFolio's open API and delivers reports that go beyond what AppFolio's native dashboard surfaces. The demo walks through the full flow: selecting a template, setting the filters, queuing the job, and receiving the output.

The demo starts at the Reports dashboard, which shows available templates, reports run this month, and any jobs currently processing. The available template is the EFG Rent Roll, tagged as Financial with Excel output.

The operator selects the template, sets the as-of date to 06/01/2026, selects the property (Cathedral Place LLC), and clicks to queue the job. A confirmation fires immediately: "Report 'EFG Rent Roll' queued successfully." The output is a fully formatted Excel rent roll with unit-level data: tenant names, RSF, lease dates, move-in and termination dates, monthly base rent, annual base rent, OPEX, and floor-by-floor subtotals.

What the screen shows

The delivered Excel file shows floors 1100 through 1900, with individual tenant entries, vacant unit flags, and subtotals per floor. Real commercial rent roll structure built on live AppFolio data, not a sample format.

The specific template in the demo is a commercial rent roll, but the library is built per client. Whether your portfolio uses a standard rent roll, balance sheet, income statement, or a custom report structure, the template is built once and available on demand from that point forward. AppFolio Plus or Max is required for API access.

Part Two
Data Transformation: QuickBooks trial balance converted to AppFolio import-ready output.

The second half switches to the Data Transformation module, specifically the Run API Functions area. This is where conversion automations live. The demo shows a QuickBooks-to-AppFolio trial balance conversion, which is one of the most common workflows EFG clients use the platform for.

The function shown is "STEP 1a: AppFolio Conversion (QuickBooks) Trial Balance Conversion to Journal." The setup screen asks for a date range, a property selection, a trial balance file upload, and a GL mapping file. A real file is used in the demo: 6TH-TB YE 12.2024.zip.

The output is an AppFolio Journals Excel file with Property ID, GL Account, Debit, Credit, Description, Reference Number, Entry Date, and Scheduled Reversal Date fields populated across every GL account in the source trial balance. This file imports directly into AppFolio. The conversion handles the field mapping, debit/credit structure, and date sequencing. The operator doesn't touch any of that.

What the screen shows

The output tab is labeled "Appfolio Journals" with monthly journal entries from December 2024 onward, covering account types including Owner's CBT Account, Accounts Receivable, Prepaid Insurance, and Prepaid Other. Structured exactly to AppFolio's import schema.

The trial balance conversion is the clearest example of what the platform is actually for. It's not magic. It's a workflow that used to require someone to manually reformat a QuickBooks export into AppFolio's import structure, every period, for every property. Once the conversion is built and validated in the platform, it runs on demand.

The demo is short by design. The point is to show that the workflows are real, the output is production-ready, and the platform is live now. What makes this different from a generic ETL tool is that the conversion logic was built by the same team that has been implementing Yardi and AppFolio for 30 years. The field mappings, GL account logic, and validation rules aren't assumptions. They come from doing this work at production scale with real operator data.
