Client success story
Kennedy Wilson Property Services
Rapid portfolio acquisition migration — consolidating 55 Alhouse Deaton commercial properties into Kennedy Wilson's Yardi database without disrupting management operations.
About the client
16 million square feet of commercial space under management across 24 states
Kennedy Wilson Property Services manages 16 million square feet of commercial and retail space across 24 states. The acquisition of Alhouse Deaton Management and Leasing — a Bay Area firm founded in 1960 — added approximately 1.6 million square feet of office and R&D assets, expanding Kennedy Wilson's Northern California presence with offices in San Francisco and Palo Alto.
The challenge
Consolidating an acquired portfolio into the existing platform with zero service disruption
55 commercial properties with 273 leases needed extraction from the Alhouse Deaton database and consolidation into Kennedy Wilson's Yardi database — quickly and seamlessly.
- Core data migration: banks, owners, property lists, tenants with full amendment history, and budgets
- Tenant AR by individual transaction and date, 24 months of summary historical trial balances
- 12 months of transaction-level detail imported as journal entries
- Account trees extracted and added for continuity of Alhouse Deaton's reporting
- User security configured within Kennedy Wilson's existing structure — no new logins needed
- Vendor deduplication and security protocol alignment
"We wanted to continue the management of the new Alhouse Deaton portfolio seamlessly, without discernable disruption to the management process and reporting."
Monica Ponce — CFO, Kennedy Wilson Property Services
